Sofia was born and raised in Stockholm, before moving to the US when she was twelve years old. After returning to Sweden to complete her studies, Sofia moved to Marbella and has lived on the coast for almost ten years. Sofia knows Marbella intimately and is an experienced real estate professional. She has an eye for detail and quality, a deep knowledge of the coast and a passion for property. We spoke to them to find out more about Scandinavian buyers.
Why do you think Scandinavian buyers like the Costa del Sol so much?
Living in a part of the world where sunshine and warm weather are in short supply, Spain and the Costa del Sol in particular, is a dream for many Scandinavians. They are attracted by the wonderful climate all year round, which allows them to make the most of their free time. There is a wide variety of activities and things to do and a relaxed lifestyle that they love. It’s also easy to get here, as there are plenty of flights from most airports in Scandinavia.
What are your favorite areas?
Marbella and Nueva Andalucía in particular are very popular. The Golden Mile and San Pedro follow closely behind. For more affordable properties, the areas closer to Estepona have become more popular recently.
What do Scandinavian buyers in Marbella look for in a property?
They like properties that are new or have been renovated to a high standard and have lots of natural light. Large terraces and gardens with lots of sun are also important, and they are also attracted by the beautiful views. As with most buyers, proximity to amenities and shops is also a big draw.
How are they different from an English buyer, for example?
We find that they are very diligent in their research and come to us with a very clear vision of what they want. However, they can be confused with some of the processes.
There are certain differences in how property sales are done in Sweden compared to here that are important to understand. In Sweden, the commercial agent takes care of the entire legal part of the sale, while here in Spain we must leave it in the hands of lawyers to complete the process.

Why is it important to speak your language?
Buying property abroad can be a very stressful process, especially if you are not comfortable with your agent. The laws and purchasing process may differ greatly from how it is done in your home country and it can be very helpful to be able to ask questions and get answers in your own language if you have any concerns. It also improves the relationship between agent and client and builds trust.
What are your recommendations for attracting the Scandinavian market when selling your property?
Scandinavian buyers in Marbella want everything to be of good quality from start to finish and have high expectations. For a Scandinavian client to be interested in your property, it must be fresh, clean and have a pleasant style, without personal belongings or clutter. Make sure the photographs you advertise with are of high quality. Provide as much information as possible about the property to your agent and in your property listing, as Scandinavian buyers tend to have many questions and are well prepared. During a visit, open all shutters and curtains to let in as much light as possible.
