It is one of the most luxurious neighborhoods in sunny Marbella, Spain.
With its spacious Andalusian-style homes, fresh mountain air, 24-hour security, panoramic sea views and easy access to the city’s best amenities, the enclave has long attracted a diverse international community to buy primary homes. and vacations, including renowned houses such as tennis. star Novak Djokovic.
“For many years people have referred to Sierra Blanca as the Beverly Hills of Spain,” said Smadar Kahana, managing director of Engel & Völkers Marbella, adding that its elevation offers many of the homes sea and mountain views. “It is the most exclusive private community in Marbella, with elegant alleys and large, spectacular residences.”
Just a few minutes’ drive from upscale restaurants, expansive golf courses, beautiful beaches, and one of the best international schools in the area, Sierra Blanca is a quiet residential neighborhood with an emphasis on privacy and a refined country club atmosphere. It is a perfect family base or second home getaway, offering luxury living in villas, apartments or townhouses.
The Sierra Blanca neighborhood is bordered to the north by La Concha Mountain, to the east by Liszt Street and the high-end neighborhood of Cascada de Camoján, to the south by Albinoni Street and to the west by an area of protected forest.
“Prices for villas in Sierra Blanca start at 4 million euros ($4.38 million) and go up to 25 million euros,” Kahana said.. “Of course, prices depend on the size of the living area and plot, availability of good sea views, location, style, age and amenities.”
Artur Loginov, CEO and partner at Drumelia Real Estate in Marbella, pointed to €7 million to €8 million as “a strong center point for the price range.” In addition to its spacious high-end villas with private gardens and pools, Sierra Blanca also contains two luxury apartment complexes and a townhouse community. “Apartments cost from €600,000 to €5 million, but there are also very few of them, so it’s really difficult to find stock in this precise location,” he said. “There is a community of townhouses, it’s called Meisho Hills, and there the price ranges between 1 and 3 million euros.”
“Sierra Blanca is an exclusive villa community,” Kahana said. “Property construction started about 30 years ago, so you’re seeing a mix of large residences.” The first buildings were beautiful Andalusian-style houses with large patios.
“Many of these properties were designed by the famous architect César de Leyva, known for this style,” he added. “Since then, many new properties have been built, some in Andalusian style and many in contemporary or modern, avant-garde style. , with the latest design elements.”
All villas have their own private gardens and almost all offer full or partial sea views.
“Typically, properties start with a total of about 2,000 square meters, give or take,” Loginov said. “There is a lot of privacy between the houses.”
All villas have outdoor pools, Kahana said, and most are also equipped with a private spa area with an indoor pool, sauna, hammam and gym, as well as amenities including movie theaters, wine cellars and outdoor kitchens. Other amenities buyers can expect from high-end villas include golf simulators, saltwater infinity pools and park-like gardens with incredible views, said Mariano Beristain, sales director at Diana Morales Properties | Gentleman Frank.
Townhouses start at 200 square meters for a two-bedroom residence and increase in size to around 350 square meters for a four-bedroom property with terraces, garages and private pools, as well as access to the community pool, Loginov said. The apartments range from 140 square meters to about 500 square meters.
What makes it unique?
From its elevated position at the foot of the majestic La Concha mountain, Sierra Blanca overlooks the city of Marbella and its golden beaches. It offers views down the coast to Gibraltar and, on a clear day, the coast of North Africa. Being situated in a nature reserve, the area offers peaceful country walks on the forested slopes, but also offers much quicker and more direct access to all the highlights of Marbella than many other residential communities located deep in the mountains.
“Sierra Blanca is a community of private villas with no commercial activities. It’s very quiet and safe,” Kahana said. “However, it is in a prime location in Marbella, on the Golden Mile, so you can easily walk 15 minutes to the beach or drive three to four minutes to the beach restaurants and all amenities, eight minutes to the old town, or eight minutes from the famous Puerto Banús, with its designer boutiques.
The neighborhood is also great for dog owners.
“Right at the gates of Sierra Blanca you have a fantastic park: Parque de Nagueles. It’s within walking distance,” Loginov said. He also has a front row seat to the Starlight Oeste festival, which takes place every summer in July and August, and attracts some of the world’s best singers, musicians and performers to Marbella.
“For two and a half months, every day, famous artists come to perform outdoors in the middle of the mountain. Very good,” Loginov said. “And these are all things that are right around the corner.”
“All luxury amenities are just three to 10 minutes away, including golf courses, Michelin star restaurants and we have several very good private hospitals in Marbella,” said Kahana. Swans International School, known to be one of the best in the area, is located right on the edge of Sierra Blanca, within walking distance.
Marbella’s luxury infrastructure has expanded dramatically in recent years, Loginov said, with the addition of several famous restaurants and branches of famous nightlife venues from other areas of Spain.
The main focal point of Marbella attractions remains the Golden Mile.
“The Golden Mile is where the birth of Marbella took place, so the best hotels, the best shopping places, the best restaurants are on the Golden Mile, and also the best beaches,” he said. “Then there is also the Hotel Puente Romano, with its famous tennis activities, right there on the Golden Mile.”
The area is a golfer’s paradise, with a dizzying array of options just around the corner. The area known as Golf Valley is just 7 kilometers away, Beristain said, and includes the Las Brisas, Los Naranjos and Aloha golf clubs. Santa Clara Golf, Marbella Golf & Country Club, Santa María Golf and Río Real Golf are located east of Marbella, about 12 or 15 minutes by car, he added, while Real Club de Golf Guadalmina, La Quinta Golf, Flamingos Golf, Atalaya Golf & Country Club, El Paraíso and Finca Cortesín are located to the west of the town.
Who lives there
Sierra Blanca attracts high-net-worth domestic buyers, as well as “a very international clientele: many celebrities from the sports and film industries, as well as important businessmen from around the world,” Kahana said. “Many families also thanks to the best international school and security.”
Many international residents are second home owners who spend three to six months a year in Spain, Loginov said, but “more and more we see people moving permanently, especially from Nordic countries, like Sweden, for example.”
World number one tennis player Novak Djokovic has a private villa in Sierra Blanca, according to published reports. British television star and record executive Simon Cowell also owned a private villa in the gated community for many years, often using it to house artists appearing on the X Factor and Got Talent television franchises.
Sierra Blanca tends to experience fewer price fluctuations than Marbella in general, Beristain said. “Prices will remain stable or rise due to high demand and the limited number of properties available in the area,” she said. “Plots for residential use are also very scarce.”
Despite the slowdown in many markets due to rising interest rates this year, Sierra Blanca has not experienced any drop in demand or prices, Loginov said.
“What we are seeing is that, for our part, prices are consolidating even more, they are growing more. Stock is extremely limited and we have not seen any note of demand decline in the high-end market,” he added. “At the moment, all prices remain stable, (due to) a serious lack of stock. Sellers negotiate less and less.”
